Vesteda review 2022

Total return under pressure due to changing market conditions and upcoming regulation

On 12 April, we published our Annual Report 2022.

In 2022, we continued to invest in sustainable and affordable homes, we kept costs under control, and we delivered solid operational results. The portfolio was almost fully leased, tenant satisfaction increased to 7.1, outperforming the benchmark by 20 bps, and we added 248 affordable new-build homes to our portfolio.

GRESB recognised our sustainability efforts by another 5-star rating and we certified almost our entire residential portfolio of 27,500 homes according to the new BREEAM-NL In-Use Homes guideline. We also completed several large renovation and sustainability projects, reducing the carbon footprint of our portfolio and improving the quality of our homes and financial performance.

The Dutch government announced plans for increased regulation of the mid‐rental segment of the housing market, which will negatively impact Vesteda. After several years of positive revaluations of our portfolio, the market turned last year and we recorded negative revaluations in the third and fourth quarters, resulting in a negative total return.
