Heijmans develops and realises 377 houses for Vesteda
Heijmans and Vesteda have signed a turnkey agreement for the development and realisation of 377 rental houses. The houses will be located in Berkel Enschot, Culemborg, Gorinchem, Pijnacker, Voorhout (municipality of Teylingen) and Zutphen. Heijmans will realise the houses for Vesteda in the period 2018 to 2020.
This acquisition enables Vesteda to expand its portfolio in an efficient manner, adding affordable rental houses in attractive locations in or around major Dutch cities. The houses are a mix of 258 family houses and 119 apartments. Around 90% of the houses are in the liberalised mid-rental segment, while 10% are in the regulated segment.
All the houses will be realised with an A+++ energy label and will be fitted with solar panels. The apartments in Zutphen (Noorderhaven) will also comply with the BENG (Bijna Energie Neutraal Gebouw) energy neutral norms when they come into effect in 2020.
Vesteda is an entrepreneurial investor with a clear focus on the Dutch residential real estate market. Vesteda invests funds for institutional investors such as pension funds and insurers. Vesteda has total capital of €4.6 billion invested in real estate. The company’s rental portfolio stands at a total of around 23,000 residential units. Vesteda’s key investment regions are the Randstad region and the Brabant metropolitan area. In the first half of 2017, Vesteda generated a total result of €325 million, with approximately 200 employees.
